Industrial Property

Sales, acquisitions and leasing of warehouses, factories, logistics sites and industrial land across Melbourne and regional Victoria.

Industrial property is one of the most sought-after asset classes in Victoria. Owner-occupiers, private investors, family offices, funds and developers all compete for well-located warehouses and land. The best result comes from knowing which of those buyers values your property most, and how to bring them to the table.

What we handle

  • Warehouses and distribution centres
  • Factories and manufacturing facilities
  • Showrooms and light industrial units
  • Industrial land and estates
  • Sale and leaseback for owner-occupiers

Where we work

Across Melbourne's industrial corridors, including the west (Truganina, Laverton North, Derrimut, Ravenhall), the north (Campbellfield, Somerton, Epping) and the south-east (Dandenong South, Braeside), and throughout regional Victoria.

How we work

  • Owners. A clear view of likely buyers and value, then the right method: a targeted private approach or a full campaign.
  • Buyers. A brief built around your requirements, with sites sourced both on the market and before they reach it.
  • Landlords. Leasing strategy and tenant placement that protect income and long-term value.

Common questions

Should I sell with a tenant in place or vacant?
It depends on who is buying. Investors pay for a secure lease, while owner-occupiers often pay more for vacant possession. We test both before you decide.

What is a sale and leaseback?
You sell your premises and lease them back, releasing capital while staying where you are. It suits businesses that want to fund growth without moving.

How do Victoria's stamp duty changes affect industrial property?
Victoria is phasing out stamp duty on commercial and industrial property. After its first sale on or after 1 July 2024, a property moves to an annual property tax ten years later. Whether a property has already entered the scheme can matter to buyers, so we check it early. Confirm the detail for your situation with your accountant.

Can you sell without a public campaign?
Yes. Where it suits the owner, we approach a shortlist of qualified buyers privately.
